What smoke and soot actually do to a house.
Soot does not sit still. It is acidic, it is fine enough to get into everything, and it continues to react with the surfaces it lands on. Metal corrodes, plastics yellow and then stain permanently, and porous material absorbs it deeper the longer it sits.
That is the reason a fire job is urgent even after the fire is out, and the reason the wrong cleaning in the first days does damage that cannot be undone.
What is in it, and why it matters
Smoke is whatever burned, in suspension. In a modern house that is mostly not wood: it is upholstery foam, carpet, electronics, cable insulation, laminate, paint. Those produce residues that are oily, acidic, and chemically active.
The practical consequences:
- Metal corrodes within days. Door hardware, appliance housings, electrical contacts, plumbing fittings, and anything chrome.
- Plastics discolor, and past a certain point the discoloration is in the material rather than on it.
- Glass and mirrors etch where residue is left on them.
- Porous material absorbs: drywall, unsealed wood, grout, textiles, paper.
- Electronics fail later, often weeks later, because residue on a circuit board is conductive and corrosive at once.
The kinds of residue, because the cleaning differs
Dry smoke, from fast, hot, well ventilated fires burning paper and wood. A powdery residue that travels a long way and comes off relatively easily.
Wet smoke, from slow, smoldering, low oxygen fires burning plastics and rubber. Sticky, smeary, strong smelling, and much harder to remove. It is the residue that punishes wet wiping.
Protein residue, from a food or cooking fire. Nearly invisible, and the smell is severe and persistent. People spend weeks trying to find what is smelling because there is almost nothing to see.
Fuel oil soot, from a furnace puff back. Heavy and greasy, and it typically covers the whole house through the ducts.
What makes it worse
- Water on soot. It smears the residue into the surface and sets it.
- A household vacuum. Without HEPA filtration the fine fraction goes straight through the bag and back into the air.
- Brushing or scrubbing dry. It drives residue into pores.
- Running the HVAC. The single fastest way to make one room’s problem into the whole building’s.
- Time. Corrosion and absorption are cumulative, and the first week does the most.
- Heat and humidity, which accelerate everything above.
What professionals do differently
If you are paying for it, this is what you are paying for:
- Containment, so cleaning does not move residue into unaffected rooms.
- HEPA air scrubbers running throughout.
- Dry removal first: chemical sponges, HEPA vacuuming, and dry media.
- Surface appropriate wet cleaning afterwards, with degreasers matched to the residue type rather than one product for everything.
- Ultrasonic cleaning for contents, hardware, and small items, which is genuinely effective and is not something you can replicate.
- Duct cleaning, and often duct replacement where residue got into insulated flexible ducts, which cannot be cleaned properly.
- Sealing and priming surfaces that will be repainted, with a stain blocking primer, because ordinary paint over residue lets the smell back through.
- Deodorization as a last step, after removal, rather than instead of it.
Ask what their sequence is. If the answer starts with fogging or an odor treatment, they are covering the smell rather than removing the cause.
The water problem underneath it
Firefighting puts a lot of water into a building, and it goes into ceilings, wall cavities, and insulation. A fire job is therefore also a water job, and the water clock is short: 24 to 48 hours before mold becomes likely.
That is why fire restoration starts with extraction and drying even though the visible problem is black. A building that is dried late ends up with a mold remediation on top of a smoke remediation. What that involves.
Odor, and the honest position on it
Smell is the last thing to go and the thing people judge the job by. It comes from residue that is still present somewhere, usually in something absorbent that was not removed.
Treatments that work, in order: remove the source, clean thoroughly, seal what cannot be removed, then deodorize. Treatments that do not: air fresheners, scented sprays, and anything applied before the removal is finished.
Ozone is used professionally in unoccupied buildings and is a respiratory irritant. It is not a household product and should never be run in a space anyone is in.
What this means for you in the first week
Move fast on getting a contractor in, and slow on cleaning anything yourself. Photograph everything first. The first hours after a fire, and what can be saved.
The short version
