Get the line cleared, then get it cameraed before you agree to anything else. The clearing is the emergency and it is the cheap part. What the camera shows, which is why the roots got in, decides whether you are fixing this once or every fall for the rest of the time you own the house.
Roots do not attack pipes
This is the part that changes the decision. A root does not crack a sound sewer pipe to get at what is inside. It finds a defect that is already there, usually a joint that has shifted or a crack from ground movement, and grows toward the moisture and nutrients leaking out of it. Once inside it fans out into the mass that catches everything else going past.
So roots in a line are a symptom. The finding is the defect, and any plan that removes roots without addressing the defect is a maintenance contract rather than a repair.
The signs, before it backs up
- A drain that has been slow for months, particularly the lowest one.
- Gurgling in a tub or a floor drain when a toilet is flushed.
- Repeated blockages that clear easily and come back.
- Unusually green or fast growing grass in a line across the yard.
- A soft or sunken patch in the lawn following the run of the pipe.
Older clay pipe, cast iron, and anything laid before plastic became standard is where this happens. A house built in the last few decades with PVC and glued joints is much less likely to have it, though a cracked section still can.
Getting it cleared
A mechanical auger with a cutting head is the usual first response. It cuts the roots back to the pipe wall and restores flow. It does not remove them, because what is outside the pipe is untouched, and they grow back.
Hydro jetting uses high pressure water and cleans the pipe wall far more thoroughly, including the grease and scale the roots were catching. It is more expensive and it is not appropriate for a pipe that is already fragile, which is one more reason the camera comes first if you have any choice about the order.
Root killing foam, usually a herbicide formulated for drain lines, kills the roots inside the pipe and slows regrowth for a season or two. Follow the label, and be aware that it treats the symptom by definition. If you are on septic, check whether it is safe for the system before it goes down a drain.
The camera is the actual decision point
Ask for a recorded inspection and ask to watch it, with the operator telling you the distance from the cleanout as they go. What you want to come out of it:
- Where the defect is, measured in feet from a known point.
- What kind of defect: an offset joint, a crack, a hole, a section that has collapsed, or a belly where the pipe sags and holds water.
- What the pipe is made of and roughly what condition the rest of it is in.
- Whether it is one defect or a line that is failing generally.
That last distinction is the whole repair decision. One bad joint in an otherwise sound line is a small dig. A hundred year old clay line with root intrusion at most joints is a replacement, and paying to spot repair it three times first is the expensive way to reach the same conclusion.
The repair options
Spot repair. Excavate at the defect, cut out the bad section, sleeve or replace it. Cheapest when the line is otherwise good and the location is accessible.
Pipe lining, sometimes called cured in place. A resin liner is pulled or inverted through the existing pipe and cured, forming a new pipe inside the old one. No trench except at the access points, which matters if the line runs under a driveway, a patio, or a mature tree you want to keep. It cannot fix a collapsed section or a serious belly, because it takes the shape of what it is lining.
Pipe bursting. A head is pulled through the old pipe, breaking it outward while dragging the new one behind it. Also trenchless apart from pits at each end, and it can replace a collapsed line, but it needs the right ground conditions and clearance from other utilities.
Open cut replacement. Dig it up and lay a new line. Most disruptive, most certain, and often the cheapest per foot when the run is shallow and in open ground.
Get the recommendation in writing with the camera footage attached, and get a second opinion before any trenchless quote. The spread between contractors on this work is wide.
Whether anyone else pays
Two separate questions, and both usually go the wrong way.
Is the pipe yours? The lateral from the house to the main is usually the homeowner’s responsibility, though where that ends varies by municipality. Working out which part is yours before you dig is worth the phone call it takes.
Will insurance pay? For the pipe repair, almost never. Roots growing into a failing joint over years is the definition of wear and gradual damage in nearly every policy. For the damage inside the house if it backed up, only with the water backup endorsement.
Some utilities and some third parties sell a service line warranty for exactly this. Read what it caps at before assuming it covers a replacement.
Living with it
If the line is sound apart from root intrusion at one or two joints, and you are not replacing it yet, the realistic maintenance is:
- Camera it every couple of years rather than waiting for a backup.
- Clear it on a schedule set by how fast it actually regrows, not annually by default.
- Keep new trees well away from the run, and know that the species with the worst reputation for this are the fast growing ones with shallow spreading roots.
- Do not plant anything over the line, and know where it runs.
The short version
Clear it, then camera it, and treat the roots as the symptom of a defect rather than the problem. The footage tells you whether this is one joint or a failing line, and that decides between a spot repair, a liner, and a replacement. The pipe is almost certainly not an insured loss.
